Using Home 3D Renderings to Save Time, Money, and Sanity

How 3D renderings Benefit the Buyer

Unless you are adept at reading traditional 2D architectural drawings, it can be difficult to visualize the final product from 2D floor plans and elevations. A 3D rendering can show you exactly how the final design will materialize. You can see all the details you’ve chosen together and decide if you need to make changes before the construction team even breaks ground.

Designs can evolve during a meeting or within a short time period instead of revisiting plans over and over. Having a clear idea of the finished home will also help HOA and other design review boards respond more positively since they can see how the home will look in the midst of the community.

Waiting till you see your home before moving forward with construction will save money on materials and labor. Preventing changes during the construction process also saves time for you and the team maintaining the steady workflow and high quality work CRG prides itself on.

Our 3D Rendering Artist

We have an architectural designer on staff to develop these 3D renderings for all of our projects that involve a design contract. Nicole Vieth uses her creativity, artistic skill, and education in Architectural Studies to create realistic 3D renderings for CRG. She also has extensive experience in landscaping from multiple hands-on and designing projects that helps her keep landscaping in mind while rendering 3D designs.

How CRG Uses 3D renderings

We use 3D renderings to show our clients what to expect after we plan their project. With each project, we like to maintain a smooth and steady workflow to save time and money. We pride ourselves on delivering beyond what is expected while staying within budget and the expected timeline.

We can create just a front and back rendering to give them an idea of the exterior of the house or render a detailed design of the interior of the home. We frequently update our designs with each change so we are always on the same page as our clients.

We love the new ‘Dollhouse’ 3D renderings that allow you to look down into the home giving you the most accurate expectations of proportions, furniture placement, and aesthetics. The floorplans are layered so you can easily view every flow and how they are placed on top of each other.

Recycling and Donating – New Construction Meets Green Building

Posted in Construction > Building Green > House Moving
usgbc_green_building_council

At CRG Construction, we are always searching for new ways to bring green methods and supplies to our projects without compromising quality. Through recycling materials and donating/moving house, we have discovered how to better the Grand Strand community, cut costs, and benefit our clients at the same time.

RECYCLED MATERIALS

Utilizing reclaimed items in new construction not only provides a greener way of building, but also makes more room in our clients’ budgets and helps us find materials that typically perform equal to or better than new materials, because they have already processed through many of the cycles that cause instability. We ensure any recycled materials we use meet the same standards of new materials.

Saving Money
Our primary focus is exceeding the expectations of our clients and that includes staying within the planned budget. Reclaimed materials can be found at 15-20% of the price of new materials keeping you within your budget or making room in the budget for upgrades!

Saving Time
Companies like PlanetReuse make it easier for builders to find quality reclaimed materials. They match materials with builders to save time and money while aiding the LEED efforts and sustaining the environment.

Reduce Landfill Waste
Global waste production has grown to pile up to billions of tons annually and is expected to double by 2013. As much as 40% derives from construction projects and we want to do our part to reduce that number.

DONATING HOUSES

Before we begin new construction, sometimes we need to replace an older house for the new home. Rather than tearing down the previous structure, our clients will generously donate the home. Often, the recipients are churches and non-profit organizations, but you could choose to donate to anyone.

By donating the previous home, we avoid wasting materials, the house goes to someone who really needs it, and our clients can write off the donation on their taxes. Everybody wins!

Recently, our clients donated the existing house to a church in Georgetown to replace it with their CRG custom designed home available for vacation rental in Garden City!

Discussion Topics for Your Custom Home Builder

Posted in Construction > Financing > General
custom home builder standards

Building a custom home can be a very daunting task, which is why you need to choose a company that is properly managed and well prepared.

Financing –This is the first step when you are considering building a home. If you are considering a custom home, construction/perm loans will be the most attractive loan setup for you, because you are only required to have one closing when you buy a lot and build a custom home. Often times, many of our clients already own the land, so they just need a construction loan. Make sure you know your budget before you start choosing or designing a house plan. We offer many experienced, local resources for Construction/Perm Financing in our area.

House Plan – Make sure you have all of your wants and needs together when you start designing your home with a creative design team. A good design team will help you create a plan with your wants and needs in mind and make suggestions to best complete your project. Once you have a house design in mind, you are ready to start pricing out the construction.

Research – Research. Research. Research. A successful company will have a good web presence complete with solid branding, testimonials, current and past homes, a thorough description of the company, bios on important team members, and contact information that allows you to easily communicate with them.

construction_communication

Communication – If you are an out-of-town client, learn about how the company communicates and updates their clients throughout the construction process. Emailing, updating pictures, selection notification, and scheduling is very important especially when dealing with clients that build from a distance.

Insurance – A properly insured company will openly communicate with you about their insurance policies. The home builder should have a general liability policy (minimum $1,000,0000), E&O insurance, and a current Workers Compensation Policy to protect their clients. To ensure you, as a property owner, are completed protected, ensure your builder has all of these policies in place. Ask for a copy of the insurance from the insurance provider and ask the insurance company to notify you if there is a cancellation.

References – Ask to speak to past and current clients and make sure that you view homes that the company has built. Viewing a home that the company built will also give you a good chance to meet past clients as well.

Pricing – As a true custom home builder, we do not give heated or total sq/ft pricing without knowing what we are building or what the client has in mind. We leave that to the companies that build the same house over and over and do not custom build. Be wary of the home builder that gives you an overall cost per sq/ft price without knowing all the details. We could easily take the same house plan and build it for two different clients with two different prices depending on the details selected by the client.

current custom home build

Current Projects – Ask to see a home currently under construction. A clean job site is a good reflection of a company’s standards. Obviously during certain time frames in construction job sites will be messier than others; weather can also be a big factor in the cleanliness of a job site.

Construction Process – Ask about the construction process and how selection management and scheduling is handled. An organized company will be able to describe their process thoroughly and simply.

Standards – Ask about the company’s construction standards especially when interviewing different builders. A company focused on building cookie cutter homes will have different standards than a company that custom builds each home. Every home builder should have a list of their company’s construction standards.

Lien Waiver – Once construction is completed and final payment is made, ask for a lien waiver. This will protect you as a home owner if subcontractors or material suppliers are not paid.

Unforeseen Issues – As with anything, unforeseen events can happen and it is not always your contractor’s fault. However, your home builder should be prepared to handle and limit these issues. If and when issues do arise, hopefully you have chosen a company that can easily work through any problems and complete your home as contracted.

Be prepared with questions when you meet with different home builders to interview them or talk about the construction process. Within a couple of meetings you can usually tell if the company is on the same page as you and can meet your standards. Building a home is a major process that requires experience, skill, and open communication whether you’re planning your primary residence, second home, or investment property. Put your home in the hands of a company you can trust.

Schedule a meeting with one of our talented team members to discuss how CRG plans and delivers quality, custom homes!
